این ویلا استخردار دوخوابه که یکخواب آن مستر است که در روستای محمدآباد ایلخانی واقع شده که تا شهر مشهد حدود 20 کیلومتر و تا حرم حدود 28 کیلومتر فاصله دارد.
امکاناتی نظیر استخر سرپوشیده با دسترسی حدود 12 پله، سیستم صوتی، میز بیلیارد، آتشدان، باربیکیو و حیاط محوطه سازی شده فضای مناسبی را برای مهمانی و دورهمی فراهم نموده است.
حیاط ویلا با دیوار محصور شده و جهت امنیت بیشتر محوطه و دروازه ورودی مجهز به دوربین مداربسته می باشد. گفتنی است سرایدار در محوطه ویلا در سوئیتی جداگانه سکونت دارد.
به منظور تهیه مایحتاج روزانه، دسترسی به سوپرمارکت و نانوایی با پیمودن مسافتی در حدود 300 متر ممکن است.
پوشش شبکه تلفن همراه برای دو اپراتور ایرانسل و همراه اول در مکالمه خوب و دسترسی به اینترنت به صورت 4g می باشد.
