این ویلا استخردار دو خوابه با حیاط دلباز در شهر منتظران در جاده دزفول به شوش واقع شده که با شهر دزفول حدود 15 کیلومتر فاصله دارد.
از جمله امکانات رفاهی و تفریحی کلبه می توان سیستم صوتی، میز فوتبال دستی، تاب فلزی، میز و صندلی باغی با چتر سایبان و آلاچیق که در حیاط تعبیه شده را نام برد.
طراحی ویلا به گونه ای است که دارای پذیرایی، آشپزخانه، دو اتاق خواب و حمام با سرویس فرنگی می باشد و یک سرویس ایرانی در محوطه حیاط قرار دارد.
محوطه حیاط از چهار طرف با دیوار محصور شده و نگهبان بصورت شبانه در ورودی کوچه مستقر است.
همچنین به جهت تامین امنیت بیشتر دروازه ورودی به سمت کوچه مجهز به دوربین مداربسته می باشد که اشرافی به محوطه حیاط ندارد.
لازم به ذکر است آب لوله کشی از چاه تامین شده و فاقد کیفیت لازم جهت آشامیدن می باشد لذا توصیه می شود مهمانان گرامی با خود آب معدنی همراه داشته باشند، همچنین سوخت ویلا از طریق کپسول گاز مایع تامین می گردد.
مهمانان گرامی برای تهیه مایحتاج روزانه خود می توانند از سوپرمارکت و نانوایی در فاصله حدود یک کیلومتری استفاده نمایند.
کیفیت پوشش شبکه تلفن همراه برای دو اپراتور ایرانسل و همراه اول در مکالمه خوب و دسترسی به اینترنت به صورت 4g است.
با توجه به عدم وجود پله و داشتن سرویس فرنگی این اقامتگاه انتخاب مناسبی برای سالمندان گرامی و افراد دارای معلولیت جسمی می باشد.
