این ویلای دو خوابه مستر در 5 کیلومتری شهر ملارد در محیطی شهرکی در روستای لم آباد واقع شده است که با شهر کرج حدود 22 کیلومتر و با ورودی شهر تهران حدود 25 کیلومتر فاصله دارد.
وجود امکاناتی نظیر استخر روباز، میز فوتبال دستی، میز ایرهاکی، سیستم صوتی و میزوصندلی باغی فضایی جذاب را جهت تفریح و سرگرمی مهمانان فراهم نموده است.
با توجه به عدم وجود دو پله و داشتن سرویس فرنگی، این اقامتگاه می‌تواند انتخاب مناسبی برای سالمندان گرامی و عزیزان دارای معلولیت جسمی باشد.
محوطه ویلا از چهار طرف با دیوار محصور است و امنیت آن توسط دوربین مداربسته در شهرک تامین می‌شود، همچنین نگهبان به صورت 24 ساعته در شهرک مستقر می‌باشد.
